After selling our home in country NSW, we were finding it very hard to break into the Melbourne market. House buying is not something you do every day of the week. Paul gave us the confidence to go for a property that we thought was out of reach.

The property I was renting came up for sale. I was nervous about making an offer as the asking price was higher than I felt comfortable with. I felt at a disadvantage because the selling agent and the rental agent were the same. I spoke with a couple of buyer’s advocates, none of which instilled the confidence that Paul immediately did. He performed exhaustive due diligence and provided a comprehensive report. We agreed the property was a good buy if we got it at his suggested price. Within a week of my first call to Paul, he had negotiated and signed a contract for a price within my budget. He secured the deal at $20K less than the asking price, and $12K less than the neighbouring apartment sold for – and it was completely unrenovated and mine is! I highly recommend Paul. He is an expert in all things property!

We liked two houses around $550,000. Paul provided us with a report on both, plus clear reasons why one was a much better long term buy. He made a written offer on the better house, using his knowledge of how to tempt the agent and the vendor with a quick, written, firm offer and a good deposit attached.
We got the best house for $45,000 less than we were willing to pay. Don’t tell the agent!
persistence pays off
The house I wanted was advertised at $340,000. MBA sought to negotiate for me, but the vendor would not budge – comfortable as tenants were paying rent. Paul said it was overpriced and would not sell. He noted the expiry date of the tenancy and kept quietly working on it and as it came closer to expiring. He was very persistent and very patient and – as Paul predicted – the vendor came to the table and MBA negotiated a price of $317,500 – even less than my first offer six months prior.

Our limit was $1,150,000. Paul – through his bidding confidence, subtle messages used to the agent and auctioneer and ability to read the other bidders – managed to convince the auctioneer to sell it to us for $1,010,000, effectively saving us an amazing $140,000. More than worth it.
